I like both of your layout ideas. I think the second one looks better and I kinda agree with Ryan about the ad thing. I do like the navigation bar on the first layout though so maybe you could incorporate that into your second design. Just an idea. I would also add more spacing in between the paragraphs on your second page so it's easier to read.

I lean toward the design with the black left rail. I'm not a big fan of red/white combos on the web, unless it's Target. It's a little tough on the eyes, IMHO. A nice improvement over the uninspired WordPress-y blog that Guy has up now. I wonder if you considered incorporating more Reno-esque colors, to position him as the "go-to Guy" for real estate in our region? Anyway, good luck with your build!
